What Is A PDI? A Primer on Lindvest’s Quality Assurance

Getting a new home is an exciting milestone, but if you’re buying a new build, the process is a little different than buying a re-sale home. We at Lindvest are not only committed to building to exceptional standards — we also want to make sure our homebuyers are comfortable with the process.

One of the final steps in quality assurance is the pre-delivery inspection (or PDI). Here is a brief outline of what to expect.

What is a PDI?

A PDI is a builder-led walkthrough of your home that takes place before your official move-in date. During this inspection, we at Lindvest guide you through each room and evaluate each of your home’s systems, including plumbing, heating, ventilation, and electrical. This ensures these systems are functioning correctly and allows us to explain the features and maintenance requirements.

Following the inspection, we at Lindvest will complete a PDI form, which serves as the official record of your home’s condition at that time and note any items in need of attention.

Why is it Important?

The PDI is your first opportunity to ensure everything is consistent with what was promised in your purchase agreement. During the PDI, we document the condition of your home before you take possession and ensure any damage, missing items, or unfinished work is remedied.

While issues can still be reported after move-in, documenting them early through the PDI ensures we can offer the support that’s required for any repairs.

The Day of the PDI

We at Lindvest will schedule the PDI before your occupancy date, which you or an authorized representative will attend. To prepare, we recommend you bring your purchase agreement and review Tarion’s PDI Checklist. Tarion administers Ontario’s new home warranty program.

During the inspection, we recommend you:

  • Inspect both the interior and exterior
  • Look for damage (e.g., scratches, chips, loose hardware)
  • Confirm all systems are working
  • Note any items that are missing or substituted
  • Take photographs for your records.

After the walkthrough, you’ll review and sign the PDI form, after which we at Lindvest will issue the Certificate of Completion and Possession (CCP). The CCP represents the beginning of your coverage under Tarion.
